A real estate sales contract is a contract regarding the sale of land or any other real estate property between the buyer and seller of the property.

Closing will be no sooner than 5 days and no longer than 45 days. The contract is subject to inspection or partner approval contingency. Closing will take place within 45 days as soon as the court approval to proceed is received.

An unencumbered, marketable title to the said property to be conveyed by deed of General Warranty, with the usual covenants such as any title company will insure, except applicable regulations imposed by any planning and zoning commission.

The conditions mentioned below are to be agreed upon by the buyer and the seller of the rel estate property:

  1. Property taxes are to be prorated between the buyer and the seller as of closing date.
  2. Property is being purchased in as-is condition.
  3. Seller gives the buyer to put a lockbox on the house for inspections and contractor estimates.

As evidence of good faith binding this statement, a deposit of one hundred dollars is made herewith to be applied on purchase price upon passing deed. The deposit is refundable should the title prove uninsurable or if the offer is not accepted for any other reason. Deposit will be held at the attorney’s office.

Closing will be held at the attorney’s office. Should title to the property prove defective, according to the terms of this agreement, the seller is to pay examination costs. Possession of the above described property will be given at the ‘Closing’.

We have read the entire contents of the agreement and acknowledge the receipt of the same. We are not relying on verbal statements not contained herein.
